Starting out in real estate can be a daunting task, especially if we don’t know where to look for info or who to trust. I went through that myself years ago, with the advent of the internet the info is now readily available.

But please be aware  there are more “GURU’S” out there that are selling a dream, courses, and don’t forget the upsell that can cost you thousands.

So I’m hoping that the list I’m providing can help you in some way, don’t forget there are books, video’s and schools that won’t cost you tons of money.

Making offers

You have to find out the motivation of the seller to determine what offer you will make.

  • Seller financing
  • Lease option
  • Subject to

Getting property under contract from seller

  • Determine price
  • Down payment to seller
  • Monthly payment to seller
  • Length of contract

Exit strategies

  • Flip to end buyer
  • Rent out
  • Lease option
  • Seller financing

Marketing for buyers

  • Facebook marketplace
  • Ads on craigslist or Zillow
  • Work with a realtor
  • Signs on the front lawn of property

Put property under contract with buyer, check your city to see if you need a title co, or lawyer.

  • Lawyer

  • Get contract online or preferably from realtor, lawyer, your investment club or title co.
  • Determine sell price to new buyer
  • Down payment from buyer
  • Monthly payment
  • Length of contract with buyer

Close the deal

  • Get contracts signed
  • Docu-sign
